September 2, 2018 - The Mayor of Tivat Municipality, Siniša Kusovac (DPS), has established the Draft of the Urban Planning Project (UP) "Tourist Zone Lepetane" with a Strategic Environmental Impact Assessment Report.

The Draft UP and Strategic Assessment put up a public discussion by September 13th. The UP includes the area of the former Lepetane barracks area of 4.69 hectares. In the former barracks, there are about twenty buildings, mostly from the Austro-Hungarian period and the Kingdom of Yugoslavia, of which the Directorate for the Protection of Cultural Goods, because of their historical and architectural values, proposes to protect four of them. The experts, as potentially valuable to be protected and adjusted for new purposes, featured six objects and a series of movable items, including the Austro-Hungarian transformer station.

They plan to build a hotel for sports clubs with a category of 3 stars or more, and a capacity of 85 accommodation units. The hotel will also offer basic medical assistance and specialized sports equipment stores.

They intend to build a sports hall with 600 seats in the auditorium, as well as various outdoor sports grounds and complexes and green areas.

According to the plan solution, in the 4,928-square-meter space, a total of 8,700 squares will have constructed objects and will be able to build up to 14,300 maximum gross building surfaces.

The planners are counting that the new complex will employ 93 workers, and it will host 170 guests and 1,100 visitors. Most of the land is in state ownership.

The Tivat municipality counted on the fact that the state will give them the mentioned parcel in exchange for some real estate closer to the town where the flats for members of the Army and state services would be built, but that did not happen.
